RISE has raised over $50 million of capital to date, and is primarily focused on opportunistic real estate investments; the origination and acquisition of debt; multifamily housing opportunities; and management and services.
RISE Development’s opportunistic investment strategy seeks to leverage RISE’s complete real estate platform in order to evaluate, understand, and execute a variety of complicated real estate investment opportunities. These investments are often purchased from non-strategic owners or have incomplete business plans, and generally require execution of an asset-level business plan in order to achieve underwritten returns. RISE’s opportunity funds will also recapitalize assets or companies with structural ownership problems, as well as purchase non-performing loans.
RISE Development’s real estate credit platform provides capital to be used for commercial real estate projects whose business plans include value add renovation, re-development, conversion and new construction as well the acquisition and pre-development of entitled land situated in infill locations. Target investments are sourced across the United States, with concentration in Denver, Nashville, Phoenix, and secondary markets that demonstrate strong supply/demand imbalances. Investments can be structured as high leverage mortgage loans, mezzanine loans, preferred equity or first mortgage/mezzanine financing against secured real estate.
RISE Development’s multifamily investment platform operates vehicles that invest across the risk/return spectrum (opportunistic, value-add, stabilized) and throughout the capital structure (equity, preferred equity, first-loss debt, senior debt). In each of these strategies, we seek to protect our investors’ capital and generate superior risk-adjusted returns over the long term by leveraging our experience and operating platforms to acquire and finance assets at discounts to replacement cost.
